Buying a property is dependent on an experienced and efficient solicitor.

 

We are able to recommend you a solicitor, or you could use your own.

Make An Offer

Once the perfect property is found you can make an offer with our agent. At this point, we will communicate to the seller, any special conditions to the offer. 

​

You may need to provide evidence of your mortgage in principle as well as your solicitor details to move forward. 

​

There are no legal obligations until all is signed.

 

 

Offer Accepted

Conveyancing

The Contract

​

When the offer is accepted we will:

​

  • Prepare a memorandum of sale

  • Confirm the agreed price with all parties

  • Confirm your solicitor & Mortgage details

​

You will need to then instruct your solicitor to proceed with the conveyancing process as well as your mortgage broker in order to best proceed with your application. 

​

Your solicitor at his point will:

​

  • Raise any queries upon receiving the draft contract from the sellers solicitor.

  • Request their own local searches.

  • Proceed to agree on a date for the exchange of contracts.

​

We will:

  • Assist your solicitor with any queries

  • Negotiate with all parties throughout the process

  • Keep you informed at every step

Survey & Mortgage Offer

​

Moving forward a surveyor will come and inspect the property, all organised via your mortgage lender.

 

The surveyor will be able to identify any issues structurally with the property, in addition to giving a more detailed gauge on the value consideration. This helps with your formal offer, of which we can provide additional advice.

​

Once complete, a formal mortgage offer is received and and ready to be signed.

Exchange Of Contracts

​

When all is agreed, the deposit will be paid.

 

Once there is confirmation on this, we move towards the completion process.

 

Completion

Once funds have cleared from your solicitors account into the sellers solicitor account you will be informed, at which point we can release the keys.

 

This is the start of your new journey, you can now make your new house a home.
